Welcome to the Pine Tree Country Club Estates web site. This site has been designed to provide on-line information, affecting both individuals and the community. It is one of many efforts oriented toward encouraging increased home owner involvement and participation in planned and on-going community activities.

Moving into a new area is a traumatic experience for many, especially selecting the right house, working with realtors, and the signing of many unfamiliar documents. We have all been there – “Sign this, sign that, don’t worry you can read it later”. Unfortunately many have never read the various commitments made during the property closing procedures. I would like to familiarize you with two very important paragraphs contained in the “Pine Tree Country Club Estates Agreement of Consent and Declaration of Restrictions”, a document you signed at closing. Attention is directed to paragraphs 2 and 3.
The undersigned, as the present owner(s) of the property above described, affirm(s) that the undersigned has/have read and understood the By-laws of the Pine Tree Country Club Estates, formerly known as the Pine Tree Improvement Association, Inc., such By-laws adopted December 18, 1974, amended and restated April 10, 1991 in official Record Book 6795, Pages 768-789, Public Records of Palm Beach County, Florida.; further amended and restated May 17, 2007 in official Record Book 21745, Pages 966-971, Public Records of Palm Beach County, Florida.
The undersigned, as present owner(s) of the above referenced property, hereby subject(s) said property to the protective covenants, restrictions, reservations, servitude, easements, agreements and any other requirements as set forth in said By-laws, as amended from time to time.
RULES and REGULATIONS
The Board of governors shall promulgate rules and regulations governing the use of the properties of the members of the Association. Such rules, established from time to time shall be for the expressed purpose of always preserving the property as a highly desirable and exclusive recreational and residential section for the residents of the Pine Tree Country Club Estates. Members shall not use their properties for commercial purposes.
BOARD OF GOVENORS
The composition, duties and responsibilities of the Board of Governors are discussed in Article IV of the By-laws. Article IV, Section 5, delineates the Powers of the Board of Governors.
he Board of Governors shall have control and jurisdiction over the physical properties and facilities of the Association, presently owned or subsequently acquired. It shall have jurisdiction over the manner in which these properties and facilities will be used or operated. The Board of Governors shall be responsible for providing for the expansion and improvement of such facilities in order that they may be adequate for the present as well as the future membership. The Board of Governors shall have the power and authority to authorize disbursements of Association funds for capital improvements and expenditures, so long as each such separate improvement or expenditure does not exceed the sum of $50,000.00. The Board of Governors shall have the power and authority to authorize disbursements of Association funds in the amounts of more than $50,000.00 for any single capital improvement, only with the approval of a majority of those members of the Association constituting a quorum, at any regular or specially called meeting thereof. Not withstanding the foregoing, the approval of the membership shall not be required for passage of, or expenditures made pursuant to the duly adopted operating account budget or Front Gate account budget of the Association.
The President shall appoint the members of the standing and special committees, subject to confirmation by the Board of Governors. By-laws, Article VIII, Section 1, defines the standing committees. They are as follows:
